This community is a condominium with single-family dwellings and duplexes in rural southern Alberta. With 180 residences and 20 builder lots, it features a golf course, natural-ice hockey rink, and playground.
In its unique subdivision-style setting, the community was required to enforce a set of specific bylaws and architectural controls while maintaining the gated community’s infrastructure, garbage and recycling collection, streetlights, common areas, amenities, and much more. The condominium corporation enlisted the help of a professional management company that was unable to properly support its board members and residents. Poor communication, poor resources, and poor follow-up by this management company created issues for the boards of the condominium corporation and the homeowners’ association. Further, homeowner questions and concerns remained unresolved.
Partnering with Associa C-ERA Property Management & Realty in 2021, the community found a management company that could not only help and adapt to the gated community’s unique needs, but also had processes and programs in place that would keep residents informed. The C-ERA team responded to inquiries in a timely manner and communicated with board members regularly to resolve any issues.
