Common questions
Associa C-ERA Property Management & Realty manages communities in Calgary, Airdrie, Okotoks, Cochrane, and Chestermere.
C-ERA manages single-family and master-planned communities, condominiums, lofts and townhomes, luxury high-rises, and mixed-use developments.
Fees are custom to each community and quoted in a written management proposal rather than published as a flat rate. Boards can request a proposal for their own condominium corporation or homeowners association.
The board keeps its governing authority, setting policy, approving budgets and contracts, and making final decisions for the corporation or association. C-ERA carries out those decisions and handles daily operations, including financial administration and reporting, fee billing, vendor coordination, owner service requests, and bylaw compliance follow-up. The exact division is documented in each management agreement.
A dedicated transition team works with your assigned manager, your current management company, and the board to keep the handoff seamless. The team reviews policies, reviews vendor contracts and scopes of service, collects owner fees and account balances, holds vendor walkthroughs, and runs an orientation or meet and greet. This applies whether a community is coming from another management company or from self-management.
Associa C-ERA Property Management & Realty lists its industry affiliations as the Association of Condominium Managers of Alberta, the Real Estate Institute of Canada, and the Real Estate Council of Alberta.
